NYC Ground Leases

Our New York Land

Four Plus, together with other co-tenants, owns two parcels of land in New York City. Both parcels have been ground leased to prominent New York development companies. The “North Parcel” is located between 57th and 58th Streets and 11th Avenue and the West Side Highway. The “South Parcel” is located across 57th Street from the North Parcel.

The North Parcel

The North Parcel is ground leased to The Durst Organization, which has constructed and manages three primarily residential rental buildings there:

This 597-unit, 38 story mixed-use residential and commercial building offers studios, one- and two-bedroom apartments, with a variety of amenities including a tri-level fitness center, clubroom, movie lounge, tot spot playroom and a rooftop terrace and sun deck with spectacular views of the Hudson River and Midtown Manhattan.

This mixed-use residential and commercial building was designed by architectural firm Bjarke Ingels Group and boasts an iconic pyramid design which is a hybrid of the European perimeter block and traditional Manhattan high-rise design. It is 35 stories tall, contains 709 units and 45,000 square feet of retail space, and has clear views of the Hudson River.

Frank 57 West, located at 600 West 58th Street, is a 10-story, mixed-use building consisting of 65 rental residences as well as office, retail and community facility spaces. The handsome zinc-clad building is a distinctive architectural complement to its neighboring properties on the 57 West residential superblock.

The South Parcel is ground leased to TF Cornerstone, which has constructed a single, integrated residential rental building there:

Owned and managed by TF Cornerstone, The Max redefines riverfront living with panoramic views of Midtown Manhattan and the Hudson River. The second-largest residential rental building in Manhattan, The Max rises 44 stories and has 1,028 studio, one-, two- or three-bedroom rental units, with expansive indoor and outdoor amenities.
